Texas 75229 214-353-91158 Fax 214-351-2828 April 24, 2001 Mr. Mike Martin Ci~ of Coppell - Department of Engineering 255 Parkway Boulevard Coppell, Texas 75019 Regarding: Windsor Estates We are requesting a partial release and temporary final of the Windsor Estates Subdivision with the following understandings: 1. Coppell Optimum Assets, L.L.C. acknowledges that the Construction Drawings approved by the City of Coppell included the construction of Deforest Road between Allen and the entry of Windsor Estates. Due to the unresolved drainage issues related to the Deforest Court Subdivision, we are unable to complete that section of Deforest Road. Construction will begin on Deforest Road immediately following the acceptance of the proposed drainage system by the Landowner located at 844 Deforest Road. In addition to that update on the construction status of Deforest Road, ! would like to point out that the surface material will be asphalt as originally planned due the time constraints that concrete would create. The process of installing the asphalt will take no longer than 3 days. No work will be allowed in Windsor Estates during the asphalt installation due to the difficulty of ingress and egress in an emergency situation. Prior to the completion of the new asphalt portion of Deforest Road, we will keep a compacted layer of flex base maintained on the surface for public use. 2. The utilities have been approved by Glen Hollowell based on a letter dated 4/23/01 which states that the 1" meter setters will be replaced with ~" meter setters by May 31,2001. In addition to the meter setters, C.O.A., L.L.C. also acknowledges the responsibility of informing the Home builders that the current straight tees located at the sanitary sewer connections will need to be replace with a sweep tee prior to the City of Coppell's final C of O for each residence. 3. All punch list items requested by Avery, Rodgers and Danny Hightower with the CiB, of Coppell have been completed as of 4/23/01. Should you have any questions, please do not hesitate to call.
