Dear Mr. Griffin,
This letter is intended to clarify Coppell Optimum Asset's involvement regarding the
Slope Agreement by and between the City of Coppell, and Sharon and Scott Watts. The
Slope Agreement contains references to work that will be performed by C.O.A.
In the approval process of the Windsor Estates Addition, the City of Coppell required
C.O.A. to elevate Deforest Road to a height that would no longer be in the Flood Plain
established by F.E.M.A. In this process of complying with the City of Coppell's
requirements, a Slope Easement was necessary for a smooth transition between the
new road elevation and the Wart's property.
C.O.A. assumes the responsibility of complying with all requirements set forth in the
above mentioned Slope Agreement, including, but not limited to the following items: 1.)
Raise the height of the existing water and gas meters servicing the Watts residence. 2.)
Create a temporary driveway for the Watts residence during the construction of Deforest
Road. 3.) All work on Deforest Road and required slopes shall be performed on the
south side of the existing tree line. 4.) Any trees damaged on the Watts property will be
reimbursed at a cost of $400.00 per tree.
