Dear Mr. Chovan:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. Please try to clean up the site plan. It is difficult to read as submitted.
2. Near the intersection of St. James Place and Deforest, warping of the pavement will not be
allowed to direct storm water across the road to an inlet. Another inlet needs to be provided
on the west side of St. James Place to pick up water on that side of the street.
3. Where applicable, please show the FHA lot grading types on the grading plan.
4. Verify that the proposed lot grades provide for positive drainage away from the building
pads.
5. The lots in Block B need to be graded such that the common rear of all lots is the crest line
and all lots drain directly to the street.
6. On the paving plan, show all sidewalks for the subdivision. Hatch all sidewalks adjacent to
common areas and all ADA ramps to indicate that they will be constructed with the
subdivision. All other sidewalks will be constructed by home builders.
7. Please remove the typical cross section on the paving plans. Refer to the City Standard
requirements for the paving thickness and subgrade preparation.
8. Mountable curbs are not allowed per the City of Coppell Subdivision Ordinance. City
Standards specify a 6"monolithic curb.
9. The minimum horizontal curve radius for residential streets is 200'.
10. On the paving plan and profile sheets, please make the utilities a lighter line type to
improve legibility.
11. Use a junction box to connect the three storm drain laterals to the 24"RCP on Line C.
12. All low-point or sag inlets need to be a minimum of 10' wide. Also, all y-inlets and curb
inlets 10' and larger must have a lateral with a minimum diameter of 21".
13. All curb inlets need a minimum of 10' clearance on each side. This may affect the location
of driveways on adjacent lots. Please provide some detail indicating where driveways may
be located on lots adjacent to curb inlets.
14. Provide more information on the 15" RCP shown underneath Deforest Road. Is this
existing or proposed? If it is proposed, the minimum diameter per the City Subdivision
Ordinance is 18".
15. Provide some detail on the construction of the pond.
16. Provide erosion control at the ends of all proposed storm drain.
17. On the storm drain profiles, show all utility crossings and provide hydraulic information for
all sections. Also, provide concrete collars at all pipe size changes.
18. Provide a detail showing the location of the water and sanitary sewer mains in relation to
the pavement, curb lines, and sidewalks. The utilities need to be located near the curb line
to provide adequate clearance for maintenance or repairs.
19. Along Deforest Road, consider moving the sanitary sewer to south side of the street to
ensure adequate separation from the water main.
20. Please clarify what is being provided to each lot in terms of water services.
2 I. Ground cover for all sanitary sewer services needs to be between 4' and 6' at the property
line.
22. The City has concerns over the feasibility of constructing a sanitary sewer to curve with a
radius of 130'. Verify that this meets the specifications of the AWWA.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
