Woodridge-CS 99071910:24 ~T~ICI~ HOM~ OFFIC£ ID=~1439~45 p.03 Date: To: F rom: Patricia VanDeusen Subject: July 19, 1999 City of Coppell Planning mid Zoning Patricia VanDeusen S~cond Request for Building Permit Carport at 130 Pinyon Lane, Coppcll, Texas 75019 First request denied ....... based on Exhibit'B' of Woodridge Planned Development (PD 145R) Item/~2 Garages and Carports, section e .... item iv. What I am trying to do ......... ,cover existing cement slab in r~ar entD' with carport, built by TuffShed. Thc.ge buildings are made of wood, have enclosed utility area at f~ont of carport, have shingle roofs, and are painted to match the house. This is the best looking c,-u'port I have seen in my search to have something cover my car from the weather. Thc denial for the building permit apparently lies in thc current building code for thc distance from rear property line that new building can begin. From nay understanding, it is I 0 feet from the rear property line. If I try to go by this code, I cannot cover the existing cement slab and the size of thc eaqmrt will not fit in the specified area. Also, ifl have to mr up the current cement slab to make it meet building code, I cannot afford to do this improvement. This is what I am trying to accomplish: Current cement slab: ltl t~et wide and 19 feet long (deep). Alluyway (fi'om edge of alley going in 2 ~ feet to determine property line) puts the rear propcrB' line 2 feet from thc edge of thc cement slab. I will bc extending the sides to 20 feet wide (one foot one each side to put in thc wooden posts that will anchor thc carport,) Within thc 19 feet depth, my car is 16 feet long ,and adding a walking area in front of the car of 3 feet gives me the existing 19 feut of the current slab. I will be adding an additimml four f~'t for the enclosed utility area tlmt TuffShed provides with the building ofthe ear port, so this will make the depth of the slab 23 feet. This will work ill am allowed to begin the building of the carport on the rear property line, or from my calculations, l can come in from the property line two feet and still make the dimensions of the carport work. Thank you for your attention to my request. Patricia Vm~Deusen 130 Pinyon Lane Coppell. Texas 75019
