Woodridge-CS 980516City of Coppell Planning Department 255 Parkway Blvd. Coppell, TX 75019 ~, "I'X 750{¢ May16,1998 1 Dear Sirs/Mesdames: Beck-Smith Custom Homes is herewith making a formal application to the City of Coppell for a secondary or minor plat for Lot 25 of the Woodridge Addition, Section Four, in Volume 83179, Pg. 3779, also known as 400 MacArthur, City of Coppell. We are requesting that you re-plat Lot 25 into two lots, each approximately 97 feet of frontage on MacArthur and 300 feet deep, as shown on the attached drawing. Attached to this application is our check for $108, a copy of the street layout for Woodridge Addition, and a copy of the drawing showing the proposed configuration of the two lots to be created from Lot 25 and also showing the driveways onto MacArthur and the parking area for guests in the front 80 feet of the lots. The garages will be accessed from the alleys, as are all other garages in the subdivision. The homes we propose to build on these two lots will be approximately 4400 square feet. We believe that these two homes and the wooded nature of these two lots will be a very attractive addition to the area. As shown on the drawing we propose to set the homes back at least 80 feet from MacArthur. We understand from conversations with Mr. Vertanen that the lots are zoned correctly now and that only a re-plat is needed. We are requesting a decision from your Department or from City Council that we may install two driveways from MacArthur, one hundred feet or more apart from each other, for guest parking for these two residences. We further understand that this request, made before the May 18th deadline, will be acted on by Council on July 14, 1998, assuming that any other committees or commissions have made favorable rulings on this plat request if such are needed.
