We have reviewed the above referenced project for conformance to
City of Coppell subdivision ordinance, zoning ordinance, and
standards, and the following sets forth our comments.
1. If zoning is TH-I, the front yard setback, shall be 25'
minimum according to subdivision ordinance; side yard 10'
minimum.
2. Provide adjoining zoning designation.
3. No alleys are shown. Is a variance requested?
4. Minimum depth of lot shall be 100', if TH-1 zoned.
5. Indicate right-of-way widths.
6. No curves in sanitary sewer.
7. Provide drainage area map; indicate offsite drainage.
8. Add fire hydrant, intersection, east end Deer Pond Drive.
9. Provide average daily water and sewer demands.
10. Verify all taxes and fees have been paid.
