Bentley Engineering 702 Gatewood Drive Garland, TX 75043 RE: Wynnpage Plaza, Lot 1, Block A Construction Plan Review Comments Dear Mr. Bentley: The City of Coppell has reviewed the revised plans for the referenced addition and with the following change, the plans will be approved. These plans meet our current minimum standards with the exception of comment number 1 below. 1. As previously requested, the sanitary sewer easement along the west side of the property should be a minimum 20' width. This will require a change on Sheet C3 and on the plat. 2. As discussed in our phone conversation, the original Wynnpage Subdivision was approved by City Council on March 26, 1991 under PD Case 115. This approval required a 6-foot masonry screening fenze along the eastern and northeastern residential boundary of the area. It is this fence that is creating a sight visibility obstruction to the west. In the Subdivision Regulations, Appendix C (Design Criteria and Standards), Section 1, Streets & Alleys, paragraph D, Intersection Visibility Obstructions, paragraph E, Exceptions it states that, "the provisions of this ordinance shall not apply to or otherwise interfere with existing and future screening requirement:; imposed by the City Council of the City of Coppell." An exception can be granted to your visibility obstruction per the Subdivision Ordinance because the City Council imposed the screening requirement on the Wynnpage Subdivision, which created the sight visibility obstruclion to the west. Once the change to the width of the sanitary sewer easement has been made, please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets for its use; your office should submit as many additional sets as necessary for construction operations. All contractors and subcontra:tors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. These fees consist of impact and construction inspection fees to be paid to this office as requested in the Fee Assessment Letter dated October 26, 2001. This would include all dirt work, erosion control, paving, storm drain, water lines, sewer lines, drainage pipes, etc. that is private.
