Dear Mr. Hendrix:
We have reviewed the Final Plat and Engineering Plans for the
referenced addition consistent with the comments found on the returned
set of markups from your second review. These plans have also been
revised according to our telephone conversation during the week of
September 2nd. I apologize for not having these plans returned to you
earlier, but I have been ill and out of the office for the past two
weeks. I would appreciate it very much if you would schedule a
preconstruction meeting at your earliest convenience (October 4th) as
the excavation contractor is nearly finished with the rough grade work
within this subdivision. Please find below an itemized listing of all
changes to each exhibit found in the set of development plans. They
are as follows:
COVER SHEET
1. This sheet, as well as all sheets within this plan set, have been
sealed by a Registered Engineer in the State of Texas.
WATER PLAN
1. The detail of the blow off valve has been revised to show an
eight inch water main.
2. An eight inch tee and a second eight inch valve have been called
out for the water line located at the intersection of Tealwood
Drive and Hearthwood Drive.
SEWER PLAN
1. A detail of a drop manhole has been added to this set of
Engineering Plans. Please see sheet 20 for this detail which was
taken from the Dallas Water Utilities Design Standards.
2. The two existing manholes along the West line of this tract are
to be adjusted to grade. These existing manholes are located in
the proposed alley Right-of-Way.

3. Sanitary sewer line "S-4" located in Hearthwood Drive has been
extended beyond the back of curb.
4. All sewer services are shown to be connected directly to the
sewer mains and not any manhole.
5. The line shown in the detail at the East property line of this
tract near Wynnpage Drive is the actual property line of this
tract.
SANITARY SEWER PROFILES
1. The type of embedment has been identified per your request and a
detail of the embedment shown on Sheet 20 of this plan set.
2. As mentioned earlier, a detail of a drop manhole can be found on
Sheet 20.
DRAINAGE AREA MAP
1. The Hydrology Summary table has been revised. The actual 100
year discharges were correctly shown in the graphic portion of
this exhibit.
2. The offsite discharge from the North side of this tract has been
revised accordingly.
3. The positive overflow swale calculations have been revised
accordingly. Please see markups for additional information.
4. The total discharge into the two most Northerly inlets in
Tealwood Drive is correct as shown. Your review did not include
subdrainage area "A-2".
5. An additional detail has been shown for the storm sewer outfall.
There are now two details of this area.
6. An offsite drainage easement is being obtained from Mr.
Ardinger's property located along the North side of this
development. Greg Rich with Siepiela Interests, Inc. (the
developer of this tract) is in the process of obtaining this
easement.
STORM SEWER PLAN/PROFILE (LINES "D-i" & "D-I.I"~
1. A cross section exhibit has been included with this submittal.
This exhibit has not been added to the plan set but is submitted
for your files as requested.
2. As discussed in our telephone conversation, the starting
hydraulic grade line at the downstream end of Line "D-i" has been
left as shown. Please see our first review letter for additional
information regarding this issue.

3. To help the upstream end of Line "D-2", we have lowered grades on
this line to provide additional cover over Line "D-2".
4. Block sodding of the channel side slopes will be the only option
for erosion control as reguested. Hydromulching will not be
allowed.
5. An additional note has been added regarding the construction of
curb inlets.
6. Spot shots have been provided along the top/toe of curbs of the
proposed channel section.
7. As discussed by telephone, a junction box is not needed at the
inlet laterals.
8. The most upstream end of Line "D-i" will end at the property line
and an easement is not needed. The developer of this tract also
owns the commercial tract to the East and is aware work will be
done in this area. An easement should be dedicated by plat once
this storm sewer facility is extended into the commercial tract.
9. The size of Line "D-2" has been shown on this exhibit as
requested.
STORM SEWER PLA~/PROFILE (LINES "D-2" & "D-2.1"
1. Much of Line "D-2" has been redesigned so that the hydraulic
grade line is at least 1% feet below the pavement and to provide
additional cover over the proposed storm sewer pipe.
2. The Droposed storm sewer system and inlets have been designed per
City of Coppell criteria.
3. An easement is not needed at the downstream end of this system as
it already exists.
4. Per our telephone conversation, a junction box has not been
provided at the intersection of lateral "D-2.1" with "D-2".
5. The junction box has been identified at station 2+82.47 of Line
"D-2".
PAVING PLAN/PROFILE (WYNNPAGE DRIVE)
1. A note has been added regarding the construction of all inlets.
PAVING PLAN/PROFILE ~HEATHRRWOOD DRIVE. WYNNPAGE DRIVEl
1. The median at the entrance to Wynnpage Drive will have a six inch
curb and gutter. The landscape architect has provided
information regarding the entry feature and landscaping of this
median. Please see MESA Design Group's architectural plan
(submitted by others).

2. A note has been added regarding the contractor's compliance with
the City's streetscape ordinance.
PAVING PLAN (LEFT TURN LANE)
1. A note has been added regarding the streetscape plan.
2. The median noise, as well as the entrance to the subdivision, has
been revised to show limits of brick pavers. The limits shown
are per our telephone conversations.
3. Details of the DroDosed median are found in the Paving Detail
sheets which were obtained from the City of Coppell.
4. A note has been added regarding the contractor's responsibility
to provide and follow at Traffic Control Plan.
If you have any questions, please feel free to call. I would
appreciate it very much if we could schedule our preconstruction
meeting as soon as possible. The Utility Contractor for this project
will be Legend Construction and the Paving Contractor will be L.H.
Lacy. A copy of their proposals has been included in this submittal
so that the City inspection fee can be calculated. Please inform us
at your earliest convenience as to what this fee is so that the
developer can be notified. He is aware that this fee is due at the
time of the preconstruction meeting.
