Dear Mr. Boyd:
We are in the process of 'developing a 20.72 acre tract of
land in Coppell, Texas located on the west side of Denton
Tap Road between Bethel School road and Sandy Lake Road.
The proposed 78 lot single family subdivision is also
located along the South line of a tract of land owned by
H.T. Ardinger, Jr., a client of yours from what I have been
told. I have been instructed by the acting City Engineer
and our client to investigate the possibility of obtaining a
temporary drainage and access easement from Mr. Ardinger.
Please find attached a copy of the Final Plat for the
referenced additions as well as the Drainage Area Map, the
Storm Sewer Plan Profile Exhibit for line "D-2", the Paving
Plan/Profile of Tealwood Drive, and the Lot Grading Plan
this development. In general, you will notice that
approximately 13.1 acres ~-f-f q~_A~.~_~r~-~ property drain~
~ross our north prope~-~--~e. Therefore~ we propose to
extend a storm sewer system in Tealwood Drive and construct
a 3' x 3' "Y" inlet just inside your clients property.
There would also need to be some grade work around the inlet
and along his south property line to help collect the runoff
in the proposed inlet. I believe that this design is a
sound design and has been found acceptable by the city of
Coppell (according to their initial review of these plans).
When your client develops his property, this easement can be
abandon and the runoff from his site collected in the storm
sewer system which can be extended off the end of our
proposed system. I have marked the location of the proposed
easement on the Lot Grading Plan.
If you find this reguest acceptable please contact me at
your earliest convenience. I will prepare a draft of the
easement document, field notes and all necessary exhibits
once Mr. Ardinger's concerns have been addressed.
