Cottonwood Estates July 24, 2015 RE: 157 Cottonwood Drive Floodplain Encroachments To whom it may concern, It has come to our attention that there has been a fence and a couple of structures placed in the floodplain without the proper permits. In order for the City of Coppell to be able to issue the permits a flood study is required showing that there are no negative impacts and/or increases in water surface elevations due to these items. It is our understanding that a flood study has been performed and that there are some increases in water surface elevation, therefore there is some mitigation onsite that will need to be completed in order for the fences and structures to remain and the City to issue the permit. The City is agreeable to issue a “Conditional Floodplain Permit” if this will help with the Sell/Purchase of the property. The following conditions will need to be a prior to October 31, 2015 in order to comply with the permit and issuance of a “Final Floodplain Permit.” If these conditions are not completed within this time frame, the structures will need to be removed from the property. 1. The flood study should be completed and approved by the City of Coppell. 2. Any mitigation (construction of the swale) should be started by October 31, 2015.
