Dowdey & Associates 16250 Dallas Parkway, Suite 100 Dallas, Texas 75248-2684 Re: Comments on Waterside Estates #2 Dear Mr. Anderson: I have reviewed the referenced plans and have the following comments to offer: 1 Standard Details should be included in the plans. 2 - Landscape and irrigation plans should be submitted. 3 - A thirty foot radius should be provided for the connection of Spyglass Drive to Parkway Blvd. and for the connection of Waterside Drive to MacArthur Blvd. 4 The inlets at paving station 2+00 on Greenway Drive should be relocated to a common property line to allow for driveway access to Lot 6. 5 - You should try to use a 250 foot minimum vertical curve on Greenway Drive as opposed to the two 100 foot vertical curves. 6 - The grade on Westlake Drive as it approaches Greenway Drive exceeds the maximum allowable grade of 5%. 7 - The alley between Lots 34 and 35, Blk D exceeds the maximum allowable grade of 5%. 8 - I am concerned about the ponded/standing water that will be in the laterals that discharge into the existing lake. Each of the inlets will have a minimum of one foot of water continually standing in them. 9 - The details for the 6 X 5 box culvert do not show where the proposed water line will go in Spyglass Drive. Please show where that water line will be located. 10 - Additional information should be provided about the type of brick and railing. These items will need approval by the City. Letter to Mr. Bill Anderson January 17, 1992 Page 2 11 - The manhole spacing on Line H of the sewer lines exceeds (500) feet. 12 - An additional valve should be added on the water line in the vicinity of Spyglass Hill as it crosses over the existing lake. 13 - The manhole at Station 6+37.4 of Line F should be relocated away from the proposed storm drainage. 14 - On the water and sewer layout sheet there are several other comments not specifically addressed here that should be corrected in the plans. 15 - In the sewer profiles, notice the locations where concrete encasements should be provided. All concrete encasements should be a minimum of 20 foot in length. 16 - At Station 1+30 of Line K and Station 9+80 of Line A a minimum of four (4) foot of coverage should be provided. 17 - The entire grading plan should be provided. The grading plan that was provided only covers a portion of the subdivision and parts of the grading plan provided does not include the finished floors. 18 - Based on the elevations provided, it appears as though the finished floors shown for the houses on the east side of Westlake Drive and Westlake Court near the low point inlets should be elevated to at least an elevation of 459.7. Also, you should provide and show some type of positive overflow at all the low point inlets. There are other minor comments at various places throughout the plans that should also be addressed prior to resubmitting these plans.
