HISTORY:
A special use permit had been previously granted for this space to
Bagel Delight (originally known as N.Y. Bagel Company).
TRANSPORTATION: MacArthur is a six-lane divided thoroughfare (M) which has
been built to standard, contained within a 110 foot right -of -way.
Beltline Road is proposed to be a six lane thoroughfare similar to
MacArthur, but is currently not improved on the west side of
MacArthur.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
regional retail uses.
DISCUSSION: The applicant is proposing a juice bar that will serve shakes and smoothies
exclusively. The applicant currently has three stores in the North Dallas/
Plano area, as well as a number of stores on the drawing boards, for
several communities within the mid - cities area.
The store plan shows a stand up bar counter with 5 bar stools immediately
to the east of the entrance door. In front of the service counter are two
additional tables with 4 additional chairs. Behind the service counter is the
food preparation area and at the rear of the restaurant is a small office and
a storage area.
According to the submitted sign elevations, the sign measures 16.33 s.f.,
slightly under the 17 s.f. maximum allowable by city code. The "zuka"
and "juice" portion of the sign will be in ivory channel lettering with
bronze trimcaps and returns. The base of the fruit symbol is purple and
the leaf portion is a vivid green.
The applicant is proposing the following hours of operation: Monday
through Thursday 7:00 a.m. to 10:30 p.m.; Friday 7:00 a.m. to 11:30
p.m.; Saturday 8:00 a.m. to 11:30 p.m. and closed on Sundays.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of the special use permit subject to the following
conditions being met:
1) The equipment plan and Parking Study should reflect the same total square footage.
2) The hours of operation to be as follows:
Monday through Thursday 7:00 a.m. to 10:30 p.m.
Friday 7:00 a.m. to 11:30 p.m.
Saturday 8:00 a.m. to 11:30 p.m.
Sunday Closed
ALTERNATIVES: 1) Recommend approval of the request
2) Recommend disapproval of the request
3) Recommend modification of the request
4) Take under advisement for reconsideration at a later date.
