RE: Coppell Town Center - Coppell Family YMCA Parking Lot
Dear Mr. Anderson:
The City of Coppell has received and reviewed the referenced plans and has the
following comments to offer:
1. Include the legal description of this property on the cover sheet.
2. Include the plat in the civil plans.
3. The parking and fire lane stripes and any needed signing should be provided as part
of this construction.
4. Show the location of the existing 8" water line on the site plan.
5. Show ADA ramps at the driveway locations.
6. Will you need an irrigation meter or irrigation sleeves as part of the construction for
the landscaped areas? If so, show the size and location of these items.
7. The 4'-wide sidewalk adjacent to Toxvn Center Blvd. needs to be constructed with the
parking lot. Reference City Standard sheet SD7 for the detail on this construction.
8. How do you propose that the flumes will drain? Please indicate any off-site grading
necessa~ to convey the surface flow to the existing drains to the east.
9. Verify that the drainage areas shown are accurate based on the proposed grading plan.
10. All paving will require 6" lime-stabilized subgrade. The 24' wide drive needs to be 6"
of concrete paving on 6" of lime-stabilized subgrade, and striped as a fire lane.
11. Show the location of the stabilized construction entrance on the erosion control plan.
There are various other comments throughout the plans. Once these comments have been
addressed, these marked plans and two sets of revised plans should be submitted to the
