RE: Wrangler Drive Project ST 96-01
Dear Mr. Nugent:
This letter is written as a follow-up to previous conversations concerning the construction
of Wrangler Drive from Coppert Middle School West to Freeport Parkway. The
construction of that portion of Wrangler Drive is contingent upon the adjacent property
owners dedicating the right-of-way and contributing the necessary dollars for the
construction. It is my understanding that PAC Trust is the property owner of a portion
of the land on the north side of future Wrangler Drive west of Enterprise.
I have had our consultant, Teague, Nail and Perkins estimate the cost of the roadway
adjacent to both your property and the CateHus property. The total frontage from
Enterprise to Freeport on the north side and from Freeport to Coppert Middle School West
on the south side is 2,086 linear foot of frontage. Of that 2,086 linear foot of frontage, 854
feet is frontage of the roadway adjacent to your property on the north side. The remaining
1232 feet is adjacent to property owned by CateHus on both the north and south sides. The
engineer's estimate of the total cost to construct Wrangler Drive adjacent to that frontage
is $380,646.00. Approximately 41% of the total frontage is property that is adjacent to
PAC Trust property. Therefore, approximately $156,064.00 would be PAC Trust's
estimated share for the construction of the roadway. The remaining $224,582.00 is the
responsibility of CateHus. Along with the payment of the necessary dollars to extend the
roadway, the dedication of the right-of-way will also be required. Easement documents
have been prepared and can be provided to you at your request. It is the City's intent to
put this project out to bid either late 1997 or early 1998. To insure that the extension of
Wrangler Drive to Freeport Parkway is part of the project, necessary funds should be
provided as soon as possible along with any necessary agreements to be worked out
concerning the extension of the roadway.
As an informational note, the extension of the water line is 100% funded by the City of
Coppert and is not included in the above mentioned cost for either PAC Trust or CateHus.
The associated bid items with the roadway adjacent to PAC Trust and Catellus have been
identified and when the bid is let, any adjustments, either upward or downward, can be
made to the funds received from PAC Trust and CateHus.
Please contact me at your convenience to discuss the mechani.~ms required to insure that
the extension of Wrangler Drive is part of the City's bid on the project.
