ST9601-CS 971105 (2)~ Coppell, Texas 75019 ~ ~ 214-462-0022 November 5, 1997 Steven Bryan Director of Development Catellus 4545 Fuller Drive, Suite 100 Irving, Texas 75038 RE: Wrangler Drive Project ST 96-01 Dear Mr. Bryan: This letter is written as a follow-up to a telephone conversation concerning the construction of Wrangler Drive from the Coppell Middle School West to Freeport Parkway. You are correct in your October 16, 1997 letter stating the dedication of right-of-way for Wrangler Drive and the construction thereof will accomplish the same thing as dedicating a separate easement for the water line. As you are aware from prior conversations, the construction of Wrangler Drive from Coppelt Middle School West to Freeport Parkway is contingent upon the adjacent property owners contributing the necessary dollars for the construction. It is my understanding that Catellus is still the property owner of aH the land from Coppert Middle School West to Freeport Parkway on the south side and approximately 36% of the adjacent property on the north side of future Wrangler Drive from Freeport to Enterprise. I have had our consultant, Teague, Nail and Perkins estimate the cost of the roadway adjacent to both your property and the PAC Trust property. The total frontage from Enterprise to Freeport on the north side and from Freeport to Coppert Middle School West on the south side is 2,086 linear foot of frontage. Of that 2,086 linear foot of frontage~ 1,232 feet is frontage of the roadway adjacent to your property on both the north and south side. The remaining 854 feet is adjacent to property owned by PAC Trust. The engineer's estimate of the total cost to construct Wrangler Drive adjacent to that frontage is $380,646.00. Approximately 59% of the total frontage is property that is adjacent to CateHus property. Therefore, approximately $224,582.00 would be CateHus's estimated share for the construction of the roadway. The remaining $156,064.00 is the responsibility of PAC Trust. Along with the payment of the necessary dollars to extend the roadway, the dedication of the right-of-way will also be required. Easement documents have been prepared and can be provided to you at your request. It is the City's intent to put this project out to bid either late 1997 or early 1998. To insure that the extension of Wrangler Drive to Freeport Parkway is part of the project, necessary funds should be provided as soon as possible along with any necessary agreements to be worked out concerning the extension of the roadway. As an informational note, the extension of the water line is 100% funded by the City o~ Coppell and is not included in the above mentioned cost for either CateHus or PAC Trust. The associated bid items with the roadway adjacent to CateHus and PAC Trust have been identified and when the bid is let, any adjustments, either upward or downward, can be made to the funds received from CateHus and PAC Trust.
