Dowdey, Anderson and Associates, Inc. 5225 Village Creek Drive, Suite 200 Plano, TX 75093 Re: YMCA water line Dear Mr. Anderson: This letter is written as a follow-up to our conversation regarding whether or not the water line serving the YMCA could be public, as opposed to private. The benefit to the YMCA would be the elimination of the double check vaults and the benefit to the City would be the looping of the water line to the north, plus a stub out to the City property at the northeast corner. With this letter, I am providing a copy of the plan as submitted. However, the following enumerates various minor comments. 1. Relocate the gate valve at the T-connection along Town Center Blvd. to the southern portion of the property and then install two joints pass the gate valve to the Town Center site to the south. 2. All fire hydrant locations and number of f'u'e hydrants need Fire Marshall approval. Also, if the line is public, all fire hydrants should also be inside an easement. 3. The 2' and 3" water service need double detector checks. 4. The sanitary sewer service and the sand trap on the south side of the proposed YMCA should not be located within the proposed 20 foot water easement. Therefore, the water easement should be shifted slightly to the south to insure that we have a clear 20 feet from the sand trap to any future building that might be located to the south. 5. The line running east/west on the north side of the property should be located closer to the common property line between the city property and the YMCA property. This will allow greater access to the line as a public line in the future by City maimenance personnel. Once that line is relocated, the valve on the stubout to the City property will also need to be relocated north and one joint of pipe stubbed out north of the gate valve. 6. If possible, the 3" water service and 8" fire line on the east side of the proposed YMCA should be relocated out from under the proposed hammerhead for the fn'e lane. The above comments, in essence, are very minor but they do need to be addressed. The biggest issue I see is the fact that we need 20 feet clear from the sand trap that serves the proposed YMCA today and any future buildings that might be constructed. It is my understanding that if the water line becomes public and the need for the double checks go away then there will be no question about the YMCA extending the drainage system at their cost. Obviously, the City does anticipate participating in the portion of the common driveway that is on City property. I hope this has_addressed the concerns about the public water line.
