A water utility easement needs to be shown on the plat for the proposed water vault located on the north side of the development. 2. On the Dimension Control Plans please show all radius for the proposed paving. 3. On the Paving Grading Plan show the existing driveway on the west side of Town Center Blvd. for the existing Comerica bank. 4. On the Offsite Drainage Area Map show the proposed storm sewer lines. 5. Show the linear feet of lateral pipe for the proposed 5' Y-inlet located at the end of storm drainage line A. 6. On the Water and Sewer Plan show all water valves on the existing 8" water line located adjacent to Town Center Blvd. 7. As per the City's Subdivision Ordinance all utilities should be extended to the furthest point of the property. Therefore, the proposed 8' water line adjacent to Town Cemer Blvd. needs be extended south to the south property line. 8. Show the size and location of the domestic and irrigation water meters. Page 2 9. All fire hydrant locations must be approved by the Fire Marshal. You can contact Crump at 972/304-3:503. 10. Due to past problems with siltation being discharged into the existing lake next to Chaucer Estates, additional means of erosion control will be required on this development. Please provide a note on the Erosion Control Plans stating that "The City may require additional erosion control to prevent siltation in the existing lake." 11. It is my understanding Dowdey Anderson and Associates will be the engineer for the Tom Thumb Shopping Center. If that is the case, there is concern about the Preliminary Drainage Plan provided to the City for the Tom Thumb Shopping Center. The plan shows approximately 44 CFS will be discharged onto the YMCA property; of which 32 CFS will be coming fi.om a concentrated flow. The future location of buildings on the YMCA property could be affect by the concentrated flow of 32 CFS. The City of Coppell would like to make the engineer aware of our concerns. It may be necessary for the proposed storm sewer system located at the northeast corner of the property to be extended further south so that when the Tom Thumb Shopping Center develops it can connect to the storm sewer system. Also the drainage system on the east side needs to be in a 20' drainage easement. 12. On the Paving Plan show the location of the 4' sidewalk along Town Center Blvd. This sidewalk should be located approximately 4'-5' off the back of the curb. 13. As per the City of Coppell Subdivision Ordinance, 5" reinforced concrete is required on top 6" of lime stabilized sub-grade. If this development does not intend to construct the base as per the Subdivision Ordinance then a letter must be submitted to the City Engineer requesting variance to the Subdivision Ordinance. Typically an extra inch of thickness has been allowed on 95 % compacted sub-grade or increase strength to 4,000 psi. 14. Additional information needs to be provided on how the existing brick pavers located on Tow~. Center Blvd. is going to be transitioned into the proposed driveway on the north side of the development. 15. Provide some information with regard to the capacity of the proposed grade inlet located in Drainage Area 1. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
