There has been conversation between the City of Coppell and the Coppell Family YMCA
concerning a joint access off of Town Center Blvd. This access would provide the primary
entrance to the YMCA and also provide an entrance in a future parking lot for the open area
behind the Criminal Justice Center. With this memo, I am providing a copy of the access
easement, metes and bounds and exhibit as presented to the City of Coppell by the Coppell
Family YMCA. I am requesting a draft of a Joint Use Agreement to allow for the mutual use of
this access by both the City of Coppell and the Coppell Family YMCA.

BEING a strip of land situated in the S.A. & M.G.R.R. Sur~,ey, Abstract No. 1430 in the
City of Coppell, Dallas County, Texas and being a part of a tract of land as described in deed
from Good Financial Corporation to M. Douglas Adkins, Trustee, as recorded in Volume 76188,
Page 2355 of the Deed Records of Dallas, County, Texas and being more particularly described
as follows:
BEGIN2xIING at a point on the east line of Town Center Boulevard (a variable width
right-of-way), said point also being the most northerly northeast comer of the right-of-way
dedication for said Town Center Boulevard as recorded in Volume 96006, Page 2839 of the
Deed Records of Dallas County, Texas;
THENCE N. 01000'58'' W., 64.59 feet along the said east line of Town Center Boulevard
to a point for corner;
THENCE S. 57°15'14'' E., 116.23 feet leaving the said east line of Town Center
Boulevard to a point for comer;
THENCE S. 88°59'02" W., 96.63 feet to the Point of Beginning and containing 0.072
acres (3,121 square feet) of land.
