It includes a summary of the decisions which were made at the preliminary plan submittal meeting, as well as a list of most of the issues which need to be addressed prior to beginning preparation of final plans and construction specifications. Please review this report and let me know if these notes agree with your understanding of the decisions and progress to-date. It might be useful to schedule a meeting at your convenience to discuss the various issues which remain outstanding and your direction for completing the plans. In the meantime, should you have any questions or need additional information, do not hesitate to give me a call. Also, if there is anything which I can do to help facilitate coordination/approval of the proposed design with the CISD, please let me know. Preliminary plan submittal and meeting w/City staff took place on 03/20/97. See the attached outline of discussion items presented at the meeting. It is our understanding that the following decisions were made at this meeting: ~a. Provide an 8-inch water service lateral to Lot 3R, Block 8 Park West Commerce Center at approximately Sta. 8 +00. Maintain a minimum vertical clearance of 1.0-foot (w/conc. protection) between the storm drain and the water main at all crossings, unless ductile iron pipe is used. Show the construction of a retaining wall (possibly a stacked precast concrete-block wall) around the existing CISD water meter vaults on the south side of the roadway near Sta. 14+20. Reflect the new right-of-way dedication across the frontage of Lot 1, Blk. A Northlake 635 Business Park between Lake shore Drive and Belt Line Road. Provide lay-down curb detail for future sidewalk ramps at all street and/or driveway intersections. '1(. Adjust (raise) grade of Enterprise Drive, Executive Drive and possibly Wrangler Drive as much as possible to provide clearance over existing gas pipeline crossing on Enterprise Drive and Executive Drive. 1) This grade adjustment at Enterprise Drive may require the extension of the 9 storm drain and construction of grate inlets or drop inlets to pick-up drainage from the CISD Coppell Middle School West property. /. Include the relocation of the existing grass berms at Enterprise Drive in the plans. q(. Construct concrete aprons around drop inlets. Halff and the developer of tract at the northwest comer of Belt Line Road and Wrangler Drive on 10/07/97 to discuss options for handling drainage from the north side of Wrangler Drive. Wrangler Drive Reconstruction Project Project Status Report - 10/20/97 Page 2 TNP evaluated the possibility of including this drainage in the proposed Wrangler Drive system (Storm Drain Line 'B') and presented an estimate of additional construction cost to the City on 10/10/97. ~. A cost break-down for Phases I & II was provided to the City on 10/17/97. Phase I - $1,409,328 Phase II - $ 380,646 7. Issues to address prior to preparing Final Plans, Construction Specifications and Contract Documents: ~,llt's,4, b"- l~ Decision on the use of ductile iron or PVC pipe for water main lowerings at storm drain crossings. q~. Confirm the name of the current owner of the property between Coppell Middle .~ School and Freeport Parkway and correct name on right-of-way deed, if necessary. Approval of driveways for CISD-Coppell Middle School West tract. 1) Drives to the west side of campus (Sta. 8+66.50 & 12+38.90) Cv~\\~,~ ~.~ 2) Driveways for the bus yard and student parking (Sta. 15 +07.60 & 17 +49) I, A C \ a) A comment was made during the preliminary plan submittal meeting about possibly trying to line up the driveway at Sta. 15 +07.60 with Enterprise Drive. 3) Divided entrance at "Wrangler Circle" (Sta. 20 +24.72) v// e. Approval of driveway design for North Lake Business Park - YMCA (Sta. 21 +39.20-Wrangler Drive & Sta. 0+70.30-Crestside Drive). 0~, The curb returns for these driveways are smaller than those which currently ,9-~" ~ ~' exist and are also smaller than those proposed for the other driveway g. Decision on how to address modifications, adjustments and repair of existing irrigation systems within the right-of-way. Possible alternatives for addressing the conflict between proposed curb inlets and the existing 12-inch water line along the south side of the roadway. 1. Approval of proposed grade-to-drain behind south curb along Coppell Middle School West frontage (Sta. 8 +95 - Sta. 13 +50). ~ m. Approval of proposed regrading on the north side of Wrangler Drive (Sta. 34 + 50 - Sta. 43 +00) to ensure a positive grade-to-drain to the existing channel, north of the right-of-way line. n.q Desired spacing for storm drain manholes. o. Desired spacing/location for access manholes into proposed box culvert. p. Decision on whether or not to address the grade conflict between the future storm drain lateral extensions (by others) and the existing gas pipeline at two (2) locations (the 30-inch lateral at Sta. 23 +74.50 and the 2-6'x3' MBC at Sta. 43 +22.78). q.
