SURROUNDING LAND USE & ZONING: North - South - East - West- vacant; SF-7 developed single-family; PD SF-9 vacant; SF-12 developed single-family; PD SF-9 Item # 13 COMPREHENSIVE PLAN: The 1987 Plan showed retail; the re-analysis suggested single-family as most appropriate land use. DISCUSSION: The purpose of this amending plat is to delete the drainage easement on Lots 21-27, Block A and to correct the dimensions of the drainage easement on Lots 1-9, Block B, of the Final Plat. The width of the drainage easements on Lots 1-9, Block B will be 8' on both side yards and 3' wide in the rear yards. The drainage easements will be maintained by the Homeowner's Association as stated on Note 7 on the plat. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the amending plat.
