As a follow up to my August 29th letter and subsequent conversations with :lira Witt, I
believe the discussion regarding the waterline easement along Wrangler Drive may be
moot due to the subsequent discussions regarding the construction of Wrangler Drive to
Freeport Parkway. While we do not have a formal agreement, Catellus and PAC Trust
have discussed paying for the cost of Wrangler Drive west of Enterprise on a prorata
basis. I have advised Jim Witt that Catellus would simply pay its share from PID funds.
The reason I am bringing up this subject is that as I recall when we discussed the city
accepting Freeport Parkway a few months ago, somehow the Wrangler Drive waterline
easement became a condition. Catellus is still willing to grant the easement, but I would
rather not go through the exercise if the construction and dedication of Wrangler Drive
would do the same thing.
As you may be aware, Catellus is under contract with a local developer for an approximate
18 acre parcel along LBJ Freeway. As a condition of the sale, the developer is required to
commence construction on a two story spec office building. I believe this will go a long
way toward achieving the overall objectives of both the city and Catellus; however, the
ciVy's acceptance of Freeport Park~-ay is a cortdition of sale that Catelhs must comply
with. At your earliest convenience, please advise what exactly is required for the
acceptance of Freeport Parkway. Unfortunately I only have a couple of weeks to get this
resolved and would appreciate your immediate attention.
