Escrow will be required for Coppell Road. 2. Provide a preliminary horizontal layout of Coppell Road and dedicate the appropriate right-of-way at the northwest corner of this subdivision. 3. Provide a preliminary vertical curve layout of Coppell Road to determine how much of the roadway needs to be reconstructed to provide the proper sight visibility. 4. If the slope in the floodplain is greater than a four to one then it should be dedicated as a common area to the Homeowners Association and maintained by the Homeowners Association. If it is common area, then access should be provided from the street to the common area. 5. All drainage areas should be properly delineated. Also, off-site drainage areas should be shown. 6. The proposed 8" water line in your western cul-de-sac should be tied to the existing 8" water line in Coppell Road to provide a looped system for the subdivision 7. If possible, you should connect your sanitary sewer to the existing 15" sanitary sewer in Cottonwood Creek. 8. The correct visibility triangles should be shown. The current ones are incorrect. 9. Minimum finish floors will be required for all lots adjacent to the floodplain. 10. The hike and bike easement needs to be shown. 11. You have stated that you are requesting private streets, however, the plat shows dedication of right-of-way. 12. Lot 1, Block A appears to be difficult to build on. Site Plan Comments: 1. The developer should build the entire perimeter fence. 2. No fences are allowed in the floodplain. This includes the fence parallel to Coppell Road.
