Preliminary_ Plat Comments: 1. Escrow will be required for Coppell Road.
2. Provide a preliminary horizontal layout of Coppell Road and dedicate the appropriate
right-of-way at the northwest corner of this subdivision.
3. Lot 1, Block A appears to be difficult to build on.
Site Plan Comments: 1. The developer should build the entire perimeter fence.
2. The correct visibility triangles should be shown. The current ones are incorrect.
3. Provide a preliminary vertical curve layout of Coppell Road to determine how much
of the roadway needs to be reconstructed to provide the proper sight visibility.
Drainage Comments:
1. All drainage areas should be properly delineated. Also, off-site drainage areas should
be shown.
