residential ~n, located at the southeast comer of Coppell Road
and Thweatt Road, at the request of HAP Engineering & Associates,

1. Escrow will be required for Coppell Road.
Will the lots on the west side of the property have alley access to the existing alley in Oak
Bend? If not, will a screening wall be constructed to prevent alley access.
3. A preliminary copy of the Homeowners Agreement should be provided.
4. All easements should be shown on the face of the plat.
The future street connection for the Villages of Cottonwood should be shown. It appears
it will not line up with the street that you are proposing. As additional information, if you
are attempting at some point to get a median opening for your street, it will need to be
aligned with Winding Hollow. The location of your street as currently shown will not
allow a median opening in the future when Coppell Road is constructed as a four lane
divided boulevard.
Provide a preliminary horizontal layout of Coppell Road and dedicate the appropriate right-
of-way at the northwest comer of this subdivision.
The floodway and floodplain should be more clearly shown and tied down on the
construction plans. Also, if the slope is greater than a four to one then it should be
dedicated as a common area to the Homeowners Association and maintained by the
Homeowners Association. If it is common area, then access should be provided from the
street to the common area. If you choose to align your street with Winding Hollow to take
advantage of the future median opening, then you may wish to have that street run,
adjacent and parallel to the floodway area.
All drainage areas should be properly delineated. Also, off-site drainage areas should be
shown.
