Dear Mr. Lam:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:

Make sure that all dimension lines are drawn parallel to the item being dimensioned.
Any off-site grading will require a letter of permission from the adjacent property
owner.
Indicate in the plans which utilities and paving are existing and which are proposed.
Consider installing bollards in thc middle of the proposed curb cuts to prevent access
OUt through the curb cuts.
Provide a wastewater access device at the end of the sanitary sewer service to each
building.
Consider moving the storm sewer lateral connection at the south of the property further
away from the 36" line or providing a junction box.
Indicate on the utility plan the location, type and location of the meters to be installed
as part of this development.
Will an irrigation meter be needed for this development? If so, indicate the location
and meter size.
On the plans, differentiate between water mains, sanitary sewer, and water services
using different weights or line types.
Provide some erosion control for the curb cuts on the western edge of the property.

If you do not intend to construct the paving as per the CitY Subdivision Ordinance,
submit a letter to the City Engineer to request a variance to the subdivision ordinance
requirement for 6" lime stabilized subgrade. Increased paving thickness or strength
with 95 % compacted subgrade have been allowed in the past. Refer to this letter on the
plans.
Provide a note on the plans indicating that the sidewalks are to be built with the
building construction. Otherwise, since the plans show the sidewalks around the
building the site will not be approved until all sidewalks are constructed.
The maximum spacing for clean-outs should be 100'.
Indicate the location of the Fire Department connection for the 13,984 sq. ft. building.
Contact Travis Clump, Fire Marshal, when determining the location.
Show the location of the proposed 24' Emergency Access road and label to be
constructed by the developer of The Hollows at Northlake Woodlands.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
