Construction Plan Review
Dear Mr. Kurtz:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. On the Drainage Area Map show the location of drainage areas F and G.
2. The connection of Storm Sewer Line A into the existing 36' RCP at the south side of the
development needs to be made with either a junction box or a manhole.
o
Provide a detail for the deceleration lane into the site, showing button spacing and striping.
Also provide a note stating "The paving thickness for the deceleration should match the
existing paving thickness of MacArthur Blvd. '
4. Locate the 5' sidewalk 5' off the back of the curb as indicated on sheet 3.
5. The proposed 12' steel casing for the 8' water line which will be bored underneath
MacArthur Blvd. is not large enough for the skids to be installed.
6. Indicate the size of domestic and irrigation meters on the Water Sewer Plan.
7. Fire hydrant location must be approved by the City Fire Marshall, Travis Cramp. He can
be reached at 304-3503. Also the maximum spacing allowed for fire hydrants is 300'.
8. On the Water and Sewer Plan indicate that the proposed 8" stub-outs are to be used
only for fire lines or fire hydrants.

9. All domestic water taps must be made on a public water line for future lots.
10.
The proposed 8' sanitary sewer connection into the existing 30" sanitary sewer line located
south of the development needs to be connected so that the 8' sewer line is above the
flowline of the 30" because the 30" line is flowing full.
11. Show the 100 year hydraulic grade line on all storm sewer profile views.
12.
Storm Sewer Line B should be connected at the top of the existing 7'x4' box culvert
because the existing box culvert has water standing inside of it due to the pond located
on the east side of MacArthur Blvd.
13.
On the profile view of the proposed 8' sanitary sewer line show the location of the
30" existing sanitary sewer line.
14. Provide brick pavers in the barrier-free ramps similar to what is being constructed along
MacArthur Blvd. at all driveway locations.
There are various other minor comments throughout these plans. Once these comments lmve
been addressed, the revised set of plans should be resubmitted to the City for review. If you
should have any questions concerning these comments, please feel free to contact me at your
convenience.
Sincerely,
Michael A. Martin, P.E.
