RE: Coppell Crossing Addition, Lot 4, Block 1
Dear Mr. Spiars:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Provide drainage data shoxving the existing grade inlet located southwest of this property
was designed to handle drainage from this property.
On the grading plan provide the following information:
a. Existing top of curb elevation of MacArthur Blvd. where the proposed driveway
xvill be constructed.
b. The elevation for the existing offsite grade inlet located southwest of property.
c. Either top of curb and/or top of pavement elevations at all locations where
proposed paving is connecting existing paving.
On the utility plan provide the following information:
a. Will the proposed 6" sanitary sewer service work or will the existing storm
drainage pipe be in conflict? Indicate if the sanitary sewer service will go over or
under the storm pipe. Provide detail.
b. A note stating the existing manholes located on the southwest side of the property
to be adjusted to match top of pavement.
c. Show the location where the proposed meters will be set for this property. It is
nay understanding that service lines have been constructed to allow future meters
for this site to be set adjacent to MacArthur Blvd. The proposed meters behind
the building will be private meters.
d. Provide detail for pavement removal to install 8" water line connection northwest
o f property.
On the Paving Dimension Control Plan please address the following comments:
a. A letter needs to be provided from Lone Star Gas Company allowing' the
proposed paving and utility line crossing on the south side of property.

Provide note stating "All work adjacent to MacArthur Blvd. needs to be
completed between 9:00 a.m. and 3:30 p.m.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City. for
