THAT, PPG Estate~,' Ltd. , known herein as GRANTOR, in
consideration of the sum of One and no/100 Dollars ($1.00) and other good and valuable
consideration in hand paid by Cily of Coppell, Texas, receipt of' which is hereby
acknowledged, does by these presents grant, bargain, sell and convey unto City of
Coppell, Texas, ("GRANTEE"), the free and uninterrupted use, liberty and privilege of
passage in along, and upon and across the following described property owned by Grantor
(the "easement strip") for the puq~ose of constructing and maintaining an underground
sanitary sewer across Grantor's main tract with tile right and privilege at all times, of tile
GRANTFE herein, its agents, employees, workme,~ and representatives having ingress,
egress, and regress in, along, upon and across said premises (the "easement strip") for the
purpose of making additions to, improvements on and repairs to said sanitary sewer or any
part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and
made a part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the
easement strip, such fences, buildings and other obstructions as may be found upon said
property. After construction of the underground sewer line has been completed or after
any entry for repairs or maintenance, GRANTEE shall, except for removed obstructions,
return the surface area of the easement strip to its original condition as nearly as practical
takiug into consideration the nature of the work being performed. GRANTORS reserve
tile right to use and maintain the surface of the e~sement strip for purposes including, but
limited to parking, roadways, landscaping, irrigation, fencing and utility and/or roadway
crossings which will not interfere with GRANTEE'S rights hereby granted and agree that
upon completion of the underground facility and restoration of' the surface, GRANTEE
shall not be obligated for future maintenance and upkeep of the surface area.
TO IIAVE AND TO IIOLD unto the Cily of Coppell, Texas, its successors or
assigns for the purposes aforesaid, the premises above described.

EXHIBIT A
A tract or parcel of land situated in the J. C. Cook Survey,
Abstract No. 318, Dallas County, Texas, and being part of TRACT 9
described in the deed to RPG ESTATES, LTD. as recorded in Volume
92118 Page 573 in the Dallas Gounty Deed Records, and being more
particularly described as follows:
COMMENCING at the southeast corner of the RPG ESTATES, LTD. TRACT
9, being also the intersection of the north line of the St. Louis
and Southwestern Railroad (100 foot right-of-way) and in the west
line of MacArthur Boulevard (variable width right-of-way);
THENCE North O0° 18' 55" East 20.04 feet along the east line of
the RPG ESTATES, LTD. TRACT 9 and the west line of MacArthur
Boulevard to the POINT OF BEGINNING;
THENCE North 86° 04' 37" West 699.?7 feet to the west line of the
RPG ESTATES, LTD. TRACT 9 and the east line of the 130 foot
right-ofuway described in the deed to Dallas Power & Light as
recorded in Volume 4594 Page 302 in the Dallas Gounty Deed
Records;
THENCE North 29° 33' 25" East 22.18 feet along the west line of
the RPG ESTATES, LTD.: TRACT 9 and the east line of the 130 foot
right-of-way;
THENCE South 86° 04' 37" East 688.92 feet to the east line of the
RPG ESTATES, LTD. TRAGT 9 and the west line of MacArthur
Boulevard;
THENCE South O0° 18' 55" West 20.04 feet along the west line of
MacArthur Boulevard to the POINT OF BEGINNING and Gontaining
13,887 square feet or 0.319 acre of land more or less.
