RE: Coppell Crossing Addition, Lot 5, Block 1
Dear Mr. Spiars:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Provide a dimension control plan sheet.
Will the proposed 2' wall on the east side of the building be constructed with the initial site
development.'? If so, provide a detail. The proposed wall should be a minimum of 2' offthe curb.
On the grading plan provide a note that the existing manhole for the storm sewer to be adjusted to
match the proposed paving.
Should consider providing bollards in the middle of the proposed 5' curb opening, 2' of the curb.
Offsite grading could be necessary to ensure that the water proposed to drain through the curb
opening will drain south towards the existing box culvert. This will require a letter of permission
to grade from TXU.
All fire hydrant locations must be approved by the Fire Marshal, Travis Crump. He can be
reached at 972-304-3503.
All public meters must be installed adjacent to MacArthur Blvd. It is my understanding that
service lines have been constructed to allow for future meters for this site to be set adjacent to
MacArthur Blvd.
There are various other minor comments throughout the plans. When all comments have been addressed,
please return these marked plans and two sets of revised plans to the City for review. If you have any
