TRANSPORTATION: MacArthur Blvd. is a P6D, future six-lane divided roadway built as a four-lane divided thoroughfare contained within a 110 foot right of way. SURROUNDING LAND USE & ZONING: North- Sonic Drive-in restaurant; PD-C, Commercial South -developing retail center: "C', Commercial East - retail center; "R', Retail West -vacant; SF-9 Item # 5 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for retail uses DISCUSSION: The Special Use Permit zoning request for the Burger King restaurant precipitated this request for plat approval. Having reviewed the site plan, and being assured the plat tracks with our site plan review, staff is supportive of this submittal with minor clarification comments. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of this final plat subject to the following conditions: Specify all volume and page numbers of easements called out on the final plat All portions of the building will be within 150 feet of a fire lane All TU easements are placed on the final plat ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request ATTACHMENTS: 1) Final Plat document Item # 5
