Along the west side of MacArthur Blvd., approximately 610'
north of the D.A.R.T. right-of-way.

3,925 square foot drive-through restaurant with an indoor play
area on 1.04 acres of property.

HISTORY:
There has been no recem development history on the subject tract
other than a preliminary plat approved by Council in February,
1998.
TRANSPORTATION:
MacArthur Blvd. is a P6D, future six-lane divided roadway built
as a four-lane divided thoroughfare contained within a 110 foot
right-of-way.
SURROUNDING LAND USE & ZONING:
North- Sonic Drive In; PD-C, Commercial
South -developing retail center; 'C" Commercial
East - retail center; "R" Retail
West -vacant; SF-9
COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable
for retail uses.

DISCUSSION:
The applicant proposes an approximate 4,000 square foot Burger
King restaurant to be located on a one-acre parcel. The building
will accommodate not only the restaurant, but also a children's
play area. As originally submitted, the site plan did not meet our
landscaping, setback, signage, and other development
requirements. After our development review meeting the
applicant revised his plans and as now submitted, generally meets
our requirements.
The plan does require some modification including:
The landscape plan and site plan calculations do not track
Photinia is not an approved plant material
The southern entry and pick-up median need to align
The note for 6 parking spaces should read "7" in the
northern parking bay
The pick-up drive is too wide at its termination at the
southern entry drive
In addition, the applicant has provided a color board which lists
the brick, trim, roof, and non-brick colors, as well as the
monument sign dimensions, and understands that the monument
sign can not be internally lit. Outside signage is minimal with
only two signs shown on the plans.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the zoning request, subject to the
following conditions:
Landscape plan and site plan calculations track
and meet our landscaping requirements
Replace the Photinia with another plant material
Align the south entry and pick-up median
Make parking space calculation change
Revise width of pick-up drive
Specify all colors of monument sign
Ail portions of building within 150 feet of fire lane
