said 0.321 of an acre tract of land being more particularly described as follows:
COMMENCING at the southeast corner of said Coppell SW Station tract of land, same being the point of
intersection of the northerly right-of-way line of Sandy Lake Road (a variable width right-of-way) with the
westerly right-of-way line of Coppell Road (a variable width right-of-way);
