As per our conversation, attached is the revised Utility Plan for the Eckerd's.
The sanitary sewer is now shown as a direct tie -in to the south. I already have
an executed agreement with the Owners of Princeton Park and we are in the
process of preparing the easement (both metes and bounds and sketch). The
easement should be prepared in the next couple of days but with the holidays,
execution should take place right after the first of the year.

GENERAL NOTES -Water Sanitar Sewer Servires
1 All materials and workmanship shall conform to the current edition of both the
"N.C.T.C.O.G. Standard Specifications for Public V■brks Construction" and the "City of
Coppell Standard Construction Details and Specifications
2. The contractor shall be responsible for protection of all public utilities included in the
construction of this project. All manholes, deanouts, valve boxes, fire hydrants shall be
adjusted to proper location and elevation by the contractor during the excavation of the
project.
3. The contractor shall be responsible for all field surveying for the line and grade for the
entire project. Contractor shall assume that all property comers shall be "pinned and
flagged" and that the benchmark shall be recoverable. Surveyor will be presided wth an
electronic graphic file for dimensional information.
4. The location of existing utilities indicated on these plans are taken from public records.
The exact location and elevation of all public utilities (shown or not shown on the plans)
shall be determined by the contractor pnor to the start of construction of any newfadlities.
5. The contractor shall provide field dimensions for underground utilities and seances
adequate for preparation of an "as built" drawing.
6. All water and sanitary sewer lines installed under pavement shall be badkfilled in
maximum lifts of 8' and compacted to a minimum of 95% of the maximum dry density as
defined by ASTM D698 (Standard Proctor), at a moisture content within plus or sinus two
(2) percent of the optimum moisture value.
7. Contractor shall be responsible for rraintaining trench safety in accordance wth City of
Coppell Standards, Texas State Law and OSHA standards
8 Water mains shall be constructed of AWNA Gass 200 DR 14/ PVC pipe, blue in
color. All water mains shall have a minimum cover of 42" belowfinish grade or as required
to dear other utilities and obstades. Terra -tape is required 1' above water main.
9 Wien installing water mains at sanitary sewer crossings, no joint of water main shall be
within 9' of the centerline of the sanitary sewer pipe.
10 Water mains shall be tested and disinfected in accordance with AVWVA 601.
Bactenological Tests shall be the responsibility of the contractor on all new water mains
pnor to acceptance. A minimum of one bacteriological quality test is required for every
1000' of water line. The results crust be negative with no (0 per 100 ml) colrform
11 Contractor shall provide adequate thrust blocking and retainer glands with all -thread
galvanized rods at all bends and deflections greater than 10 degrees in all mains and all
hydrant assemblies.
12. A minimum clearance of 24' shall be provided between water mains and storm sewer
inlets.
13 All PVC water mains shall have 6" sand bedding with 6" of sand on each
side and 12" of sand on top of pipe
14 Poly -wrap (minimum 8 mil thickness) all ductile iron pipe, MJ fittings, valves,
risers, tapping saddles and hydrant lines. Pipe shall be double wrapped at all
joints and fends Extend up each services at lease 6 inches
15 Tapping sleeves shall be stainless steel for PVC pipe and ductile iron for n_
ductile iron pipe
16 Fire hydrants shall be located 3' behind back of curb Contractor shall place
blue fire lite reflector in centerline of street dosest to fire hydrant
17 Fire hydrant connection (use Meg -A -Lug) to the water main shall consist of a
flat flange on the in -line tee connected to a MJ x flange resilient wedge gate
valve.
18 Fire hydrants to be painted as required by Fire Marshall
19 Water services shall be located as shown herein and shall be 1" diameter
Type K copper. The service shall be provided with two in -line nylon ball cutoff
valves equipped with lock wings and contained inside the meter box The water
service shall be equipped with a double check, back siphonage device in a
separate box meeting the City of Coppell standards All tapping saddles and
connection nipples to water yoke shall be bronze Water service lines shall not
be spliced under paved areas
20 No compression fittings are allowed on copper service lines
21 All sanitary sewer pipe shall be SDR 35 PVC ASTM D3034 green in
color
22 The sanitary sewer service shall be 4" in diameter and have a minimum of 4'
of cover and a maximum of 6' of cover at the property line The 4" sanitary
sewer wye connection for each lateral shall be encased in concrete per City of
Coppell Standard Construction details. Contractor shall paint an "S" on the curb
(after paving) indicting sewer laterals
