METES AND BOUNDS DESCRIPTION
BEING a 0.0067 of an acre tract of land situated in the Thomas L. Holland Survey, Abstract No. 624, the
City of Coppell, Dallas County, Texas and being a portion of Lot 1, Block B, Village at Cottonwood Creek
Section V, an addition to the City of Coppell as described by plat recorded in Volume 97061, Page 3057,
Deed Records of Dallas County, Texas (DRDCT), said 0.0067 of an acre tract of land being more
particularly described as follows:
BEGINNING at a a/2 inch iron rod found for the northwest corner of said Lot l, Block B, same being the
point of intersection of the southerly right-of-way line of Minyard Drive (a variable width right-of-way),
with the easterly right-of-way line of Coppell Road (a variable width right-of-way);
THENCE South 86°39'51'' East along the northerly line of said Lot I, Block B and the southerly right-of-
way line of said Minyard Drive, a distance of 19.85 feet to the point of curvature of a curve to the left
having a radius of 258.57 feet;
THENCE southeasterly along said curve to the left through a central angle of 00047'29", for an arc
distance of 3.57 feet, a chord bearing of South 87o03'20" East and a chord distance of 3.57 feet to a I/2 inch
iron rod set for corner in the northerly line of said Lot 1, Block B and the southerly right-of-way line of

THENCE South 47038'25'' West, a distance of 35.37 feet to a V2 inch iron rod set for corner in the westerly

curvature of a non-tangent curve to the left, the radius point of which bears North 80°51'01" West, 250.00
feet;
THENCE northeasterly along said curve to the left through a central angle of 05°48'24'', for an arc
