Construction Plan Review Comments
Dear Mr. Paris:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. The correct City of Coppelllogo should be used on the cover sheet.
2. The ADA ramps should be built with the drive approaches.
3. Note number 3 on Sheet CPPO 1 states that the sub grade will be in accordance with the
geotechnical report dated July 2001. Please be advised that the City of Coppell requires lime
stabilization for all on-street and off-street paving. To waive the lime requirement, the City
of Coppell requires an additional 1" of thickness on the paving or utilization of a 4000-psi
concrete. If you want to request elimination of the requirement for lime stabilization, please
submit a written request to this office.
4. Sheet CGPO 1 - the City of Coppell Engineering Department does not review the landscape
plans, however, please be advised that any sloping should not be greater than 3: 1. Also, the
grade within the right-of-way should provide a flat section for future sidewalks if needed.
5. Sheet CDAOl - an overall drainage map should be provided for both onsite and offsite.
6. The drainage letter and numbering system should match the Northpoint Drive plans for
future reference purposes.
7. Drainage area Dl should be picked up onsite, not discharged into Northpoint Drive. This
may require upsizing the storm drain lateral proposed in Northpoint Drive.
8. Sheet CSDOl - a type B manhole should be provided for the connection of the 36" RCP
onsite to the proposed 36" RCP in Northpoint Drive.
9. Sheet CSD02 - remove the negative hydraulic jumps from your hydraulic grade line.
10. Sheet CWWO 1- utility easements should be provided for the proposed double detector checks
on Northpoint Drive.
11. Your 2" domestic service and meter should come off the 12" water line, not off the private
fire line.
12. A valve should be provided for the two 8" water line stub-outs to the north.
13. Is the proposed 6" sanitary sewer line to the north adequate for future development?
14. A profile view should be provided for the proposed sanitary sewer lines.

15. A manhole should be constructed on the property line for the 8" sanitary sewer line. The
proposed manhole at station 0+25 should be 5' or 6' in diameter, not 4' as shown.
16. Sheet CECOl - a silt fence should be provided around the entire site.
There are other minor comments throughout the plans that should also be addressed. Orice all
changes have been made, please re-submit this marked-up set and two sets of revised plans to
