ST9601-CS 960228 WRANGLER DRIVE ESTIMATED COST OF CONSTRUCTION
I have quickly evaluated the construction cost associated with Wrangler Drive from Belt Line
Road to Freeport Pkwy. It is estimated that the total construction cost will be $1,080,000. That
is broken out in the following components:
1. Appraiser $30,000
2. Design $91,000
3. Paving $610,000
4. Drainage $275,000
5. Water $50,000
6. Sewer $24,000
If this were an assessment project, by law, the City would be able to recoup 100% of the curb
and gutter and 90 % of the street, water and sewer. Based on the estimated construction cost,
the maximum amount the City could recoup on this project would be approximately $617,000.
However, it needs to be understood that the actual amount to be recouped will be based on a
number of factors of which the most important one is the enhanced value to the property. There
also needs to be a determination as to whether or not the school will be assessed for this project.
The school has approximately 14% of the frontage along Wrangler Drive. Also, approximately
800 feet along the north side has previously escrowed money for the construction of Wrangler
Drive. The current value of the money escrowed for the construction of Wrangle Drive is
$117,470. The City also has money set aside in its Water and Sewer accounts to fund the
construction of the water line associated with Wrangler Drive.
In sulnlTlary:
1. The estimated cost of the project in total is $1,080,000.
2. The City currently has $117,470 in escrow for the construction of Wrangler Drive.
3. The City has available funds to construct the water line portion (approximately $50,000
of total cost) in the Water and Sewer Fund.
4. The maximum amount the City could recoup on assessment would be 90% of the paving,
water and sewer and 100% of the curb for a total maximum recoupment of $617,000.
Again, the actual recoupment is based on enhanced value to the property and the actual
properties to be assessed.
