Coppcll Crossing; Request for variance with respect to l/mc stabilization
Gentlemen:
As you know from previous correspondence, this law finn represents Mockingbird
Management Company and the Coppell Crossing Limited Partnerships. This letter is written as a
formal written request for variance of the City's request to place lime stabilization underneath the
parking lot and fire lane. The reasoning set forth below has been discussed with City staff by
Mitchell Vexler and staff has initially indicated that it would not oppose a waiver of the requixemenl
for lime stabilization.
Alpha Testing and Engin~dng (a premiere soil/engineering fwm) will provide a separate
letter stating that lime stabilization will not guarante~ that the soils will not shift causing the concrete
to move. In other words, the lime stabilization will not provide any benefit to the project.

Mockingbird/Coppell Crossing, Ltd. is working closely with Alpha Testing to take all steps
reasonably necessary to ensure that the soils arc stabilized and that the concrete will not suffer
damage from shifting soils in thc futur~. Mockingbixd/Coppell Crossing, Ltd. intends to pour six
inch fire lanes and five inch parking areas using 3,000 PSI concrete. Mockingbird has developed
properties in Valley Ranch (just a mile or so south of thc current site) and the concrete parking lots
and fn'e lanes have withstood the test of time; they are in perfect condition.
The cost to lime stabilize the pa~king lot and fire lane is in excess of $35,000.00. Such cost
is not reasonable in light of the fact that the lime stabilization will provide no benefit.
It is my further understanding that this request to waive the lime stabilization is consistent
with variances granted to a munber of the propers surrounding the current site including, without
limitation, the property located at 620 Coppell Road.
