City of Coppeli, Dallas County, Texas and being a portion of Phase 1, Block 1, One Twenty One Business
Park an addition to the City of Coppell as described by plat recorded in Volume 81094, Page 2568, Deed
Records of Dallas County, Texas (DRDCT), said 0.0146 of an acre tract of !and being more particularly
described as follows:
BEGINNING at a V2 inch iron rod found for the northeast corner of said Phase 1, Block 1, same being the
point of intersection of the existing westerly right-of-way line of Coppell Road (a variable width right-of-
way) and the southerly right-of-way line of Corporate Boulevard (a 60-foot wide right-of-way);
THENCE South 03o30' 15" West along the easterly line of said Phase 1, Block 1 and the existing westerly
right-of-way line of said Coppell Road, a distance of 37.57 feet to a Y2 inch iron rod set for corner;
