Re: Westbury Manor erosion control / setting property comers
Dear Mr. Flink:
This letter is a summary of our phone conversation on May 30, 2000 regarding erosion control in
the Westbury Manor development and the need to reestablish property comers for 101 Simmons
Drive. As I stated in our conversation, the erosion control measures in place for Westbury
Manor have not been adequately maintained. Therefore, mud and dirt has accumulated in the
alley along the east side of the development. The erosion control measures used (silt fence)
should be inspected and maintained at least once a week and after every rainfall event. Also, any
dirt or mud that has accumulated in the alley must be removed. The homeowner at 101 Simmons
has indicated to me that he is displeased with the accumulation of mud behind his house since he
has to drive through it to get to his driveway.
Another issue that we talked about was the resetting of the property comers for 101 Simmons
that were apparently disturbed during the construction of Westbury Manor development. The
homeowner has asked that the property comer pins be reset at both the northwest and southwest
property comers. Because the southwest property comer will be underneath the new concrete
alley paving, some kind of pin or monument needs to be set in the paving. Please contact Larry
Davis or me before installing anything in the alley paving. Also, the property comer pins for
the remaining lots along Simmons Drive located long the east side of Westbury Manor should be
checked. If those pins have been disturbed then new pins should be set.
You prompt attention to these issues would be greatly appreciated. If you should have any
questions please feel free to contact me at 972/304-3681.
Sincerely,
Michael A. Martin, P.E.
