Goodwin and Marshall, Inc. 6001 Bridge Street, Suite 100 Fort Worth, TX 76112 RE: Westbury Manor Dear Mr. Gregory: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Change the sidewalk note on all sheets to read as follows: "All sidewalks adjacent to residential lots will be constructed by homebuilder. All other sidewalks and ADA ramps will be built by developer." Include the driveway details along London Way and Westbury Court (provided as separate submittals) on the engineering plans. Note that the minimum sloped transition into a curb inlet is 10', with 5' allowable if the driveway remm is sloped to the inlet as well. Include the "Heartz' Storm Drain sheets in thc engineering plans. Note on thc sheets that they are not for construction, but for informational purposes only. Make the water line connection to Sandy Lake Road into the 16" water line. The proposed connection into the 8" water line will not be allowed because the 8" is being abandoned as part of the Sandy Lake Road reconstruction. Show a concrete collar at all storm drain pipe size changes. Please use a wye connection at the junction of S.D. Line "P-2" and S.D. Line "P-3", then provide a manhole for the junction box located at the S.D. Line "Heartz." This request is made because the proposed manhole would be located in a residential back yard. This would also eliminate the proposed 4'x4' junction box. Include the detail for how S.D. Line "P-l" will be connected to the future Sandy Lake Road storm drain system in the engineering plans. Label as future connection to S.D. Line "Sandy Lake Road" to be constructed by others. There are various other minor comments throughout the plans.
