Dear Mr. Collins:
Enclosed please find two revised blueline sets, and one marked set of construction plans. The
following represents our response to your comments listed in your letter and on the plans:
An 8' brick paver band has been added at the intersection of Westbury Drive & Heartz
Road as requested. Heartz Road has been revised as requested.
2. A note has been added to clarify the building of barrier-free ramps.

The driveway on Lot 11, Block 2 will have to be constructed south of the proposed inlet.
Please see the attached detail for an example of how the driveway may be constructed.
A note and dimensions have been added to the construction plans to reflect that the
sidewalk shall be 4' in width, located 1' from the right-of-way.
5. The curb cuts for the Lutheran Church are shown on the plans.
The drainage from the alley will sheet flow into the drainage ditch that we are proposing
until the Sandy Lake utilities are completed. Then according to the Sandy Lake Road
Reconstruction Plans a 10' inlet has been designed to accommodate the drainage from the
alley.
We have included the plan/profile sheets of the Heartz Road storm drain system with this
submittal. The information that you are requesting is included on these supplemental
sheets.
The grading of the drainage ditch is shown on both the grading plan and storm drain line
"P ID"

We acknowledge that any utility construction going under existing concrete paving will
be made via dry bore.
The note about open cutting the street has been modified to reference the City of Coppell
pavement removal and replacement standards.
We moved the low point of Westbury Court from in front of Lot 3, Block 2 to Lot 4,
Block 2 to eliminate future inlet and driveway conflicts. We do not want to relocate the
low point from the cul-de-sac since the project has been graded. Enclosed is an exhibit
that displays the inlet and the driveway locations for Lots 3 and 4. As seen in the exhibit,
the driveway for Lot 4 will be limited to the displayed location. Even though the exhibit
depicts Lot 3's driveway on the north side of the lot, the new inlet configuration will give
Lot 3 the flexibility of placing a driveway on the north or south side of the lot.
We would like for you to reconsider the connection of our proposed waterline to the 8"
waterline instead of the 16" waterline located in Sandy Lake for the following reasons:
a) We feel that the subdivision will be adequately served with the proposed 8"
waterline connecting to the 8" waterline in Sandy Lake and the 8" waterline in
Heartz Road.
b) The 16" waterline is located on the opposite side of Sandy Lake, with several
utility lines in close proximity, of which one is a gas line. We have concerns
about boring under Sandy Lake and having an inadvertent conflict with the gas
line.
c) The tie to the 8" waterline has been indicated on all submittals to date,
including the first construction plan submittal.
The plans have been revised to display irrigation meters and their sizes.
The 6" sanitary sewer line is going to be abandoned east of the intersection of Heartz
Road and Sandy Lake. This has been reflected on the construction plans.
The sanitary sewer profiles show the diameter of the manholes as requested.
We have redesigned Storm Drain Line "P-1D" from the combination of a culvert and
open ditch to a partially closed system. With a second evaluation of this system, we felt
that there were possible safety issues in a six foot deep ditch along Sandy Lake. We
therefore, are proposing to extend the 21" culvert to the "Y-inlet as seen on sheet 9 of 18.
I believe that this addresses all the comments by staff. If you have any questions, please do not
