RE: Westbury Manor
Dear Mr. Gregory:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
9.
10.
Provide an 8' brick paver band at the intersection of Westbury Drive with Heartz Road.
Also, change the name on the plans to Heartz Road instead of Heartz Drive.
Clarify on the plans that the barrier-free ramps will be constructed during construction.
The low point curb inlets at station '3+00 along London Way may interfere with
future residential driveway construction. Given the proposed inlets, the driveway for
Lot 11, Block 2 would have to be constructed to the south of the inlet.
The 4' sidewalk along London Way needs to be located 1' off of the right-of-way.
Show the location of the church curb cuts off of London Way.
Clarify what happens to the drainage at the end of the existing alley along London Way
as it stops short of Sandy Lake Road.
In the drainage calculations for the off-site drainage system, please carry the table out
and show the hydraulic data associated with the "Heartz" storm drain line (e.g.
diameter, S, V, Capacity, HGL, etc.).
Provide some information regarding the grading of the drainage ditch along Sandy Lake
Road.
Any utility construction requiring going under existing concrete paving will be made
via dry bore.
Any locations of pavement removal to make a utility connection should be referenced to
the City Standard for pavement removal and replacement.
11.
12.
13.
14.
15.
Please consider moving the low point and inlets along Westbury Court such that the
inlet does not fall in front of a cul-de-sac lot. This will minimize how the inlet will
interfere with the location of a residential driveway in the future.
Make the water line connection to Sandy Lake Road into the 16" water line.
Do you need an irrigation meter? If so, show the location and size of the meter on ~e
plans.
Clarify on the plans what happens with the existing 6" sanitary sewer located along
Sandy Lake Road.
Show the diameter of sanitary sewer manholes in the profiles.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
review. If you have any questions, please contact me at (972) 304-7019.
Sincerely,
Kent M. Collins, E.I.T.
