The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:

On the paving plans, please show the utilities in a background (light) line type. Also,
please note that all sidewalks adjacent to residential lots will be constructed by
homebuilder. Please designate which sidewalks will be built at time of development with
shading as is done for the barrier-free ramps.
Please show a barrier-free ramp at the intersection of London Way and Westbury Drive.
Please evaluate the spacing of the road humps such that they are spaced evenly at 300' to
400' along London Way.
Will you be constructing curb cuts along London Way to serve the adjacent church? If so,
please show these and keep in mind that the required spacing for these driveways will be
90'.
Please sl~ow a 4' sidewalk along the west edge of London Way adjacent to the church to
be constructed at time of street construction.
Please show the alley located east of London Way being removed north of existing
driveway and install guardrail or Type III barricade.
On the grading plan, please show grades at lot lines. Also, please provide FHA lot
grading types A, B, or C and indicate which lots will be graded according to each type.
Please show the location of all drainage inlets on the grading plan.
On the drainage area map, please show the Qi0o for each drainage area.
Why are you using a T¢ of 15 minutes for the on-site hydrologic computations? Please
provide computations to support this.
What happens to the drainage to Sandy Lake Road if the system is not in place prior to
construction of Westbury Manor?
All low point inlet laterals must be minimum 21" laterals as per Dallas Drainage Design
Manual.
For storm drain line "P-2", please show how the connection to the line in Heartz Road
will be made and provide a storm sewer manhole.
Label the pipe size in the plan view on all storm drain plans.

For storm drain line '?-3", please show a junction box at the intersection with line "P-2"
and provide either a junction box or a curve at the intersection of Westbury Drive and
Westbury Court.
On the water distribution plan, please make sure that any valves, meters, etc. are not
located beneath future driveways or sidewalks.
On the sanitary sewer plan, please show some detail in the northwest comer of the sheet
(show Sandy Lake Rd., trees, existing utilities, show the connection of Heartz and Sandy
Lake Rd., etc.).
All fire hydrant locations must be approved by the City Fire Marshall, Travis Crump. He

There are various other minor comments throughout the plans. Once these comments have been
addressed, these marked plans and two sets of revised plans should be resubmitted to the City
