THAT the undersigned, Southweatsrn Town Lot Corporation,
hereinafter called "Grantor", for a good and valuable
consideration, the receipt and sufficiency of which is hereby ..
acknowledged, does hereby grant to the City of Coppell, Texas,
hereinafter called "Grantee", a Temporary Easement for the
purpose of constructing, operating and maintaining a Temporary
Public Road, Drainage and Utilities over and across Grantor's
land located on the Southwest corner of the existing Southwestern
Boulevard and Denton Tap Road intersection, city of Coppell,
Dallas County, Texas. Said temporary easement shall be in full
effect until such time that Grantor, his successors or heirs
construct permanent roadway, drainage and utility improvements
and such improvements are approved and accepted by the Grantee
for public use forever.
Said Temporary Easement location is more specifically described
as follows:
COMMENCING at the centerline intersection of Belt Line Road
(South) and Belt Line Road (East), both having 120' right-of-
ways;
THENCE, N 90'00'00" W a .distance of 59.01 to a point, said point
being on the west right-of-way boundary line for Belt Line Road
(South) and being the Point of Beginning;
THENCE, S 0'00'00" W a distance of 85.00' to a point for corner;
THENCE, N 45'00'00" W a distance of 42.43' to a point for corner;
THENCE, N 90'00'00" W a distance of 70.00' to a point, said point
being the point of curvature of a curve to the right;
THENCE, a distance of 233.23' along said curve to the right
having a deltas, of 35'50'00", a radius of 372.92', and tangents of
120.57' to the point of tangency;
THENCE, from said point of tangency N 54'10'00" W a distance of
77.33' to a point, said point being t~e point of curvature of a
curve to the left;
THENCE, a distance of 245.16' along said curve to the left having
a delta of 36'17'16", a radius of 387.09' and tangents of 126.85'
to the point of tangency, said point of tangency also being a
point on the south right-of-way boundary line of Southwestern
Boulevard;
THENCE, N 89'32'44" E along the south right-of-way boundary line
of Southwestern Boulevard a distance of 321.71' to a point for
corner;
THENCE, S 0'27'35" E a distance of 59.32' to a point for corner,
said point for corner also being the point of curvature for a
curve to the left;
THENCE, a distance of 114.17' along said curve to-the le'ft having
a delta of 22'43'06", a radius of 287.95' and tangents of 57.84'
to the point of tangency;
THENCE, from said point of tangency S 90'00'00" E a distance of
147.32' to a point for corner;
THENCE, N 45'00'00" E a distance of 42.43' to a point for corner,
said point being on the west right-of-way boundary line for Belt
Line Road (South);
THENCE, S 0'00'00" W a distance of 85.00' to the Point of
Beginning, containing 46,434.96 square feet or 1.053 acres of
