SUBJECT: Utility Confirmation
Halff Associates is conducting a site review for the above referenced property. As part of that review, our client
has requested that we confirm the existing public utilities that serve the site, Based on record research and
conversations with City of Coppell staff, the following is our understanding of the utility services:
Water: A 12"t10" water line exists a~ong Sandy Lake Rd.
A 12" water line exists along Northpoint Dr. from Royal Ln. east to its terminus.
A 24" water line extends through the property from the Wagon Wheel Elevated Storage Tank to Sandy
Lake Rd.
Sanitary Sewer: An 8" sanitary sewer line exists along a portion of Sandy Lake Rd. from Royal Ln. to
approximately 1600' east of Royal Ln,
An 8" sanitary sewer line exists along Northpotnt Dr. from Royal Ln, east to its terminus.
A 15" sanitary sewer line traverses the SE corner of the property
Drainage: The site drains southward to Cottonwood Creek. Detention will be required to maintain existing flowsi
