No, 1 of the County of D~llas, State of Texas, the receipt of which is hereby
acknowledged, and other good and valuable consideration including the benefits
that will accrue to our property, do hereby GIVE, GP, ANT and EXTEND to the said
Coppell Municipal Utility District ~;o. l, its successors and assigns, the right
to construct, reconstruct and perpetually m~intain a sewer line and appurtenances
in, upon and across the following described tract of land, said tract being a
strip of land 30 feet in width and 3407 feet
in length, and the center line of said easement being more particularly described
as follows: The center lipe of a sewer line easement crossing a tract or parcel
of land containing a total of 213.76 acres of lend, more or less, conveyed to
Thweatt-State Road Joint Ven*ure, by certain Deeds of R. ,rd as shown in Volun~
74070, Page 2219, Deed Records of Dallas County, being a part of the Jesse Moore
Survey, Abstract ~:. 9E8 :nd : part ~f the S.A.&M.G.R.R. Survey, abstract Nc. 1439,
Dallas County, Texas.
Beginning at a point that bears N 0°34' W from the Northeast corner of a tract, shown
as Cauble Interprises, containing 37.993 acres, more or less, out of the Jessie
Moore Survey, Abstract No. 968, a distance of 778.5 feet, more or less;
THENCE: N 54002' W, a distance of 258 feet, to a point;
THENCE: S 66058' W, a distance of 742 feet, to a point;
THENCE: S 52°23' W, a distance of 79] feet, to a point;
THENCE? S 77023' W, a distance~of 323 feet, to a point;
THENCE: S 29°1]' W, a distance or 943 feet, to a point;
THENCE: S 87°06. W, a distance of 350 feet, ~ore or less, to a point on the West
boundary line of said tract, and end of easement.
Total length of said easement being 3~g7 feet, ~nore or less, measured along center
line of said easement.

said Coppell Municipal Utility District ;~o. ~, its successors and assigns forever,
together wi~h the r~g~.t and privilege, at any and all times to enter said premises
or any part ti~ereof, for the purpose of constructing, reconstructing and perpetually
maintaining said sewer line together with necessary appurtenances, and for making
connect(¢ns therewith; all upon the condition that the Coppell Municipal Utility
District ~1o. l, will never construct any such sewer ,ine above plow depth, except
at stream crossings, and that the Coppell Municipal Utility District No. 1 will at
all times, after doing any work in connection with the construction, reconstruction
or repair of said sewer line restore said premises as nearly as possible to the
condition in which same were. found before such work'was undertaker, including repair
of all :fences that might be d~sturbed or damageU in performing said work, and
further u~on the conuition that in the use of the aforesaid rights and privileges
herein granted, the Coppell Municipal Utility District No. 1 will not create a
nuisance or do any act that will be detrimental to said premises and that said
tract, will not be used by said Coppell Municipal Utility District No. 1 for any
other purpose, under this gran:, except as herein provided. P~cvided, however,
that for the purpose of initially constructing the sewer line and appurtenances
above described, and during such initial construction only, the Coopell Municipal
Utility District No. l, and its agents, shall have the right and pri',ilege to
enter upon and use for such initial construction purposes a strip of la.~d
60 feet in width and 3407 feet in length, more or les:, said
center line is more particularly described above, upon the condition that the said
Coppell :4unicipal g.'ility District r(o. l, and its agents, will restore said
premises as nearly as possible to the condition in which s~me were found before
such initial construction work was undertaken, including repair oF'all fences that
· might be disturbed or damaged in performing said initial constructicn work.
