Mr. Vernon:
As you requested, the engineering division has reviewed the as-built plans for the original
development of Valley Ranch Plaza. These plans are dated 9/26/1997 and they do not
include specific civil details related to Pad B, the site you are currently looking to develop. In
addition, the City of Coppell's Subdivision Ordinance requires that construction plans must be
resubmitted if construction does not commence within one year of being approved by the
city.
I have included the engineering department's general guidelines for the plan review process.
It may be possible for you to apply for an early grading permit while the construction plans
are under review. Please see the section labeled "After Site Plan and Final Plat approval by
Planning and Zoning Commission" for specific guidelines.
