RE: Castlebu~ Court Subdivision
Dear Mr. Boney:
This letter is written as a follow-up to the August 7, 2001 letter from Larry Davis concerning an
issue with the alley in the Castlebary Court Subdivision and as a follow-up to my January 7, 2002
telephone call to Jean Boney. Based on field inspection, it appears that the alley constructed
between lots one and two on Castlebury Court is incorrect. The City of Coppell's Standard
Construction Details show that the curb returns for the alley should be 14.5 feet and the width of the
alley at the property line should be 12 feet. My measurements in the field indicate that the width of
the alley at the property line is approximately 11 feet and the curb retum radii are not 14.5 feet.
To further complicate the problem, the alley is constructed on a skew to the street, therefore,
vehicles accessing the alley are having to drive across the yard at 103 Castlebury Court. This
situation needs to be corrected. Please respond to this office at your earliest convenience as to a
timetable of when the alley will be reconstructed to be in compliance with the City of Coppell
Standard Construction Details.
If you should have any questions please feel free to contact me at 972/304-3686. Also, included
with this letter is correspondence between the City of Coppell and Fred Phillips of Ryland Homes. I
am unsure if Mr. Phillips copied you on these letters.
Sincerely, .
