Windsor Estates-CS020122January 22, 2002 Mr. Kelly Jordan Excel Group, Inc. 2639 Walnut Hill Ln, Suite 103 Dallas, Texas 75229 RE: Windsor Estates / DeForest Road Dear Kelly: As noted in the attached letter dated May 22, 2001, the completion of DeForest Road was a condition under which temporary release was granted to Windsor Estates. Paving and drainage improvements for DeForest Road were part of the original plans for Windsor Estates, and as such, have been included in the initial walk-thru and all subsequent walk-thrus. It is necessary that the paving and drainage improvements be completed so that a final walk-thru can be scheduled, and so that the City of Coppell can accept the entire Windsor Estates project. Please take the steps necessary to assure that the final walk-thru can be done in good order and in a timely manner. Also, as noted in the May 22, 2001 letter, no CO's will be issued until all items have been addressed. If I can be of further service, please let me know. This release is being granted with the understanding that the below mentioned items will be addressed in the next few weeks. Completion of DeForest Road as per the approved plans dated 8/22/00. The storm drainage system on the north side of the development will be corrected as approved by the City. Also as discussed a few weeks ago, you acl~owledged that you will notify the home builders for this development that the current straight tees located at the sanitary sewer connections for each lot will need to be replaced with a sweep tee as per City standards as each lot develops. Once all the above items are addressed, except for the sanitary sewer issue which will be completed as each lot develops, a two-year 50% maintenance bond and as-builts need to be submitted. When the City receives these items, a final acceptance letter will be issued.
