Maier Consulting Engineers, Inc. for Matthews Investments Southwest, Inc. The final plat and plans have been prepared in general conformance with the City's Subdivision Regulations. However, we have noted several items in need of correction prior to final acceptance. Our cormments are detailed on the attached Final Plat Checklist, the City of Coppell Engineering Department Checklist and on the marked up construction plans. We will calculate the preliminary development fees for this addition and provide you with a draft letter once we have received the Street Sign Assessment from Public Works. We are enclosing a Rough Draft of the Development Fee List and preliminary calculations for your files. Please forward our review cormments along with the marked up construction plans to the Public Works DRC Members for their review and comment. Lots 15-20, Block A have frontage on both Kay Street and Dakota Lane. Landscape and sign island in Bethal School Road needs to be identified as a conunon area to be maintained by Homeowner's Association. Dimensions of island should be indicated on the plat. Improvements to Harris Road should be included in these plans. This addition, the Big Cedar Addition and the existing Villages of Coppell Addition would all be better served with a 60-foot wide right-of-way on Harris Road and 37' back-to-back pavement from the existing Harris Road pavement south to Brooks Lane. 4. Technical Paper 40 should be used to compute rainfall intensities, as per the Subdivision Ordinance, (Appendix "A", Page 30). Show the hydraulic calculations for each portion of the storm system on the profile, such as pipe size, Q100 (cfs), Qc (cfs), S, V (FPS) etc All lots within or adjacent to the 100-year Floodplain shall have the lowest floor elevation for each building site shown on the site grading plans. A permanent bench mark must be established with in a subdivision development, see attached Floodplain Development checklist. Each sheet of the plans shall contain a title block and consistent page numbers. Ail appropriate fees as per subdivision ordinance must be paid. Delineate a Revision block on each sheet. Revision dates must be shown on each sheet with Engineer's initials next to them. All above comments must be addressed, prior to Staff's recommendation for approval of the final plat and plans.
